How much does a guesthouse earn in Bologna: real numbers and what drives them

It is the question owners and investors ask us most. We answer with a property we manage, the latest market data and the factors that separate a guesthouse that performs from one that struggles. Then you can run your own numbers with the calculator. English spoken.

In short
  • In our case study five rooms with private bathrooms in the centre passed 200,000 euros of gross revenue in the first year: on average over 40,000 euros gross per room.
  • Across Bologna, between September 2025 and August 2026, an Airbnb listing earned about 37,000 euros a year on average, with an average rate of 133 euros a night and 73% occupancy (source: Airbtics).
  • In a guesthouse every room is sold separately: revenue depends mostly on private bathrooms, location, the trade fair and event calendar and room-by-room pricing.
  • A guesthouse is a business: no flat-rate rental tax, so the numbers must be worked out as business income with an accountant.

Our real case: five rooms, over 200,000 euros

A property in the heart of the centre, five rooms with private bathrooms, no history, no reviews and no online listing. We handled furnishing, photos, platform listings and pricing from day one.

Result: over 200,000 euros of gross revenue in the first year, that is more than 40,000 euros gross per room on average. It is a top-tier result, achieved with renovated rooms, private bathrooms and a sought-after area: not the market average, but a benchmark of what is possible when everything is set up well.

The full story is in the case study.

Bologna market data, September 2025 to August 2026

  • Average annual revenue per Airbnb listing: about 37,000 euros.
  • Average nightly rate: 133 euros.
  • Average occupancy: 73%.
  • Active listings: 3,984 in mid October 2026.
  • Seasonality: demand peaks in October and is lowest in January.
  • These are Airbtics figures for all Airbnb listings in the city, mostly whole flats: a market thermometer, not an estimate for a single guesthouse.

What drives revenue per room

Private bathroom. The biggest factor for both rate and reviews. With shared bathrooms the estimate goes down.

Location. Historic centre, station and trade fair district have different demand: weekend tourists, weekday business and conferences. Watch the new planning rules in the busiest parts of the centre.

City calendar. Trade fairs, conferences, major concerts and graduations move prices many times over. Not raising rates on those dates leaves money on the table.

Room-by-room pricing, every day. With five or six rooms you sell many different nights: one room sold cheaply during a fair weighs on the whole month.

Reviews and channels. Well-kept listings on Booking.com and Airbnb, quick replies and spotless cleaning lift ranking and rates over time.

Costs to plan for

  • Platform commissions on every booking.
  • Cleaning and linen at each changeover, the largest variable cost in a room-based property.
  • Utilities, internet, maintenance and consumables.
  • Management, if you hand it over: in our case a percentage fee agreed after reviewing the property.
  • Business taxes and social security, to be worked out with an accountant: the flat-rate rental tax does not apply.
  • Initial investment: furniture, any bathroom works, permits and professional photos.

Before estimating your guesthouse, gather this

  • Number of rooms and how many have a private bathroom.
  • Area and use class of the property (see the 2026 rules guide).
  • Condition of furnishings and finishes.
  • If already open: revenue and nights for the last twelve months by channel.
  • How much time you want to spend on it and what you want to hand over.

Frequently asked questions

How much does a guesthouse room earn on average in Bologna?

Is a guesthouse better than letting the whole flat?
