Short lets near the exhibition centre

This is the area where the calendar matters more than the floor area. On trade fair days rates can multiply, but only if the prices were set months ahead and not in the week of the event.

The context

The exhibition district sets the rhythm

BolognaFiere brings dozens of events to the city every year, from Cosmoprof to Arte Fiera, from Cersaie to SAIE. On those days demand for accommodation explodes and hotels sell out fast: anyone with a well-placed flat can earn in a week what elsewhere takes a month.

The flip side is that between one fair and the next demand drops. That is why this area rewards owners who work on the calendar well in advance and know how to fill the gaps with other kinds of guest, instead of passively waiting for the next event.

Large flats are the real treasure of this area: a group of exhibitors looking for five or six beds under one roof has few alternatives, and they know it.
Who books here

The type of guest changes everything

Understanding who is looking for a place in this area is what lets you write the right listing and set the right rate.

Exhibitors and trade fair staff

They book as a group, look for several beds together, book months in advance and are not very price-sensitive on the busy days.

Companies and work teams

Recurring midweek stays, often needing an invoice and some flexibility on the dates.

International visitors and buyers

Very attentive to location, parking and connections to the exhibition district.

What we focus on

What we look at, in practice

Three things that in this area make the difference between a property that performs and one that just floats.

The fair calendar is read a year ahead

Rates for trade fair days have to be set well in advance: whoever arrives late finds the market already booked at prices lower than theirs.

Parking and car spaces

In this area a parking space or a garage noticeably raises the perceived value of the listing, and it has to be highlighted.

Filling the gaps between events

Medium-term stays, families and city tourism are what keep occupancy high in the periods with no events.
