Hotels and guesthouses

The method that makes every room pay, applied to the whole property

Revenue management, OTA distribution and hands-on management for hotels, guesthouses and B&Bs across Italy. It is the same work we do every day on the homes we manage, multiplied by every room and every night.

From one home to dozens of rooms: the scale changes, the method does not

Running a short let well means controlling every lever that moves revenue: the price of each night, ranking on the platforms, photos, reviews, response times, costs. It is detailed work, done every day.

In a property with many rooms the same levers are worth far more, because every decision repeats across every room and every night of the year. Economies of scale come in too: supplies, cleaning, linen and maintenance can be organised and negotiated on volumes a single home never has.

One extra euro a night on a flat is worth a few hundred euros a year. The same euro across a hundred rooms is worth tens of thousands.

Four ways to work together

Revenue management and OTAs

Prices reviewed every day against real demand: events, trade fairs, seasonality, booking pace and what competitors are doing. Listings on Booking.com, Airbnb and the property’s other channels rewritten and optimised, reviews managed, and more direct bookings so you pay less commission.

Entry audit

Before proposing anything we look at the numbers: prices, occupancy, channels, reviews and costs. You get a clear picture of where the property is losing revenue and what to fix first.

Interim management

A fixed-term engagement, as an independent contractor, to turn round a property that earns less than it could. We set up pricing, channels and processes, coach the staff on the tools and stay until results are stable. Remote every day, with regular visits on site.

Opening a new property

Guesthouses, B&Bs or hotels about to open or just opened: requirements and paperwork (national and regional ID codes, police guest registration, ISTAT, tourist tax), choosing the software, listings, and launch pricing to win the first reviews without underselling.

It starts with a first review, free of charge

First review Free

A 30-minute call and a check of your online listings, your prices against competitors and your reviews. We email you the three changes we believe will move revenue the most. No commitment.

Full audit Quoted

A complete analysis of pricing, channels, costs and organisation, with a written action plan and priorities. The fee depends on the number of rooms and, if you then hire us, it is deducted from our fee.

We will tell you frankly whether your property has room to grow. If it does not, we will tell you that too.

From zero to over €200,000 in twelve months

Five en-suite rooms in central Bologna, with no history, no reviews and not a single listing online. Fit-out, photos, channel positioning, pricing: over €200,000 in gross revenue in the first year of management. It is the small-scale proof of what the method does for a property with rooms.

Anywhere in Italy

Pricing, channels and reviews are managed remotely, every day, with the same tools we use for the properties we run. We come on site for regular visits, to see the rooms, services and organisation in person and keep the staff aligned.

The questions we are asked most

What is revenue management for a hotel?

It is setting the price of every room, night by night, according to demand: events, seasonality, day of the week, booking lead time and competitor prices. The goal is neither to fill rooms at any cost nor to keep prices high, but to earn the most revenue per available room (RevPAR).

Do you only work in Bologna?

No. Do.Ma works with hotels, guesthouses and B&Bs across Italy: pricing, channels and reviews are handled remotely every day, and we visit the property regularly.

What does interim management mean for a hospitality property?

It is a fixed-term engagement, as an independent contractor, to turn round a property that earns less than it could: pricing, channels and processes are set up, staff are coached, and we stay until the results are stable. You do not need to hire a permanent general manager to start the change.

How much does it cost?

The first review is free. The full audit is quoted on the number of rooms and is deducted from our fee if an engagement follows. For ongoing management the fee is agreed after the audit, based on the property and its goals.

Have you managed properties with rooms before?

Do.Ma currently manages 15 properties and a high-end guesthouse with 4 en-suite rooms, and took a 5-room property from zero to over €200,000 in gross revenue in its first year. On a larger property the method is the same: only the number of rooms it applies to changes.

Do you work with our PMS and channel manager?

Yes, we adapt to the tools the property already uses. If they are missing or not working well, we help you choose the right ones.
