A commercialista (Italian chartered accountant) with real grounding in construction and property matters, not a generalist. He looks at your specific case and tells you which tax regime genuinely pays: cedolare secca (Italy's 21% flat tax on rental income), partita IVA (Italian VAT registration) or another route, with the figures in front of you.
A listing is won or lost almost entirely on the first image. That is why we work in partnership with an outside photographer, who shoots every property before it goes live on Booking.com and Airbnb. The service is paid for by the owner, at an agreed and transparent price.
