Case study

From zero to €200,000 with five rooms in central Bologna

No track record, no reviews, no listings online. Just a property in the heart of the city and a project built step by step. This is the story of how we got there.

0 the starting point
5 rooms with en-suite bathroom
€200,000 in gross revenue in the first year
1 point of contact for the whole project
The starting point

A property in the centre and nothing else

A unit in the heart of Bologna, with five rooms each with its own en-suite bathroom: on paper an interesting property, in practice a blank page. No online presence, no reviews, no flow of bookings to build on.

Starting from zero always means starting uphill: the platforms reward a track record, and without one even a fine property stays invisible. The work was not publishing a listing, it was building a place to stay that genuinely worked.

Why we tell this story: not for the number itself, but because it shows the method. The same choices, applied to a different property, give different results in absolute terms but the same direction.
The work

What we did, in order

01

Concept and fit-out

Defining the hospitality format, fitting out the rooms and choosing furnishings with the best quality-to-price ratio, to raise how the place is perceived without wasting capital.

02

Paperwork and compliance

Setting up the property under the correct legal framework and handling every step through to the CIN (the national identification code every short let must display), so it could be listed legally on all channels from day one.

03

Positioning across the channels

Professional photography, listings written for the right kind of guest and channels opened with a pricing strategy designed to build reviews and visibility quickly.

04

Daily revenue management

Prices reviewed by hand every day against trade fairs, events and real demand, room by room, to catch the peaks without giving away the quiet periods.

The result

Over €200,000 in gross revenue in the first year

In twelve months of management, a property that started from zero passed €200,000 in gross revenue and became one of the strongest performers in our portfolio, with a steady flow of bookings and reviews that feed the ones after them.

Occupancy built, not hoped for

Continuity comes from daily work on pricing and on the quality of the stay, not from a lucky season.

Reviews as the engine

Every satisfied guest lifts the ranking and lowers the cost of acquiring the next one: it is an effect that compounds over time.

A model that can be repeated

Format, fit-out and management transfer to other properties with similar characteristics, in the centre as in other areas with high demand.

A property does not earn for what it is, but for how it is managed. This case proves it better than any presentation.
