Almost every calculator stops at the gross revenue: it is the biggest number and it makes the strongest impression. But it is not what lands in your account.
Platform commissions, the manager's fee and tax all come off the gross. An estimate that stops before that is no use to you when you have to decide.
Booking.com keeps 19.5% and Airbnb 15.5%. On direct bookings the platform commission is zero: the longer the track record, the larger the share of direct bookings and the higher your net.
