From one flat managed by hand to a method that works

Do.Ma was born in Bologna from a simple idea: anyone running a short let should be able to do it properly, not just list it online.

Our story

Bologna, since 2022

Do.Ma started in 2022 out of a self-taught path through property management: you begin with a first small group of flats and build, property after property, a way of managing them founded on attention to detail. Today we look after more than 15 properties in Bologna, owned by private individuals and by partita IVA holders (Italian VAT registration), each with its own rules and its own needs.

We do not treat properties as numbers on a spreadsheet: every home has its own story, its own owner, and deserves dedicated attention.

Every property has its own rules. We never take it for granted that two flats will behave in the same way, and that is what makes the difference to the final result.
Our method

Care, presence and transparency, every day

Constant presence

We handle prices, calendars and guest communication ourselves, rather than relying on software that decides on its own.

Transparency on the numbers

Clear monthly statements, every line explained, no hidden costs inside the fee.

A tailored plan

Every owner receives a proposal calculated on their own property, never a standard rate that is the same for everyone.

Who we work with

One project, several specialisms

To offer a complete service, we work with selected partners at every stage of the journey.

Ciaccio Casa

Our partner for renovations, when a property needs work before it can start earning.

A surveyor who specialises in hospitality

Assesses feasibility at the land registry, handles procedures such as the change to category B/3, and offers a free review of utility contracts.

Report Immobiliare

Our partner estate agency, for owners who are also considering a sale or a long-term let.

Would you like to read my articles?

I publish open analysis on what I see every day managing flats in Bologna: real margins, fees that are badly explained, the tax treatment of short lets, buying mistakes that cost years of rental income.

These are the same arguments and the same tables I use with owners. Reading them is the quickest way to understand how I work, even before we speak. Please note that the articles are written in Italian.
